14 -ACRE RETAIL CENTER

This new development planned for a 14 - acre retail center consisting of an anchor,
pads and shops is scheduled to break ground in late 2009. This project is located 1 mile from the
Loop 101 and Olive Avenue Interchange. Surrounding the site will be the 120 + acre City of Peoria
Municipal Park. The trade area has great potential for retail growth with a Planned Super
Wal-Mart located 1.5 miles north of the site and is located 3 miles from the NHL
Phoenix Coyotes Hockey Arena and NFL Arizona Cardinals Stadium Complex. The

The trade area is a mix of very high density residences and a healthy employment base. The dynamics of the trade area have proven to generate interest from national retailers and restaurants. The site is situated on the "double going home" corner, across the street from a newly constructed Wal-Mart Super Center and adjacent to the Headquarters of Swift Transportation.
